Our beautiful 3 bedroom / 2 bathroom courtyard villa is situated in one of Orlando's newest and most impressive communities - TUSCAN HILLS.

Our villa is in an ideal location for you to experience all that Orlando has to offer. Whether it's the world famous theme parks - Walt Disney World can be reached in just 10 minutes and the majority of the other main attractions such as Universal Studios and Seaworld can be reached in approximately 30 minutes. If golf is your thing, you will be ideally positioned staying at our villa. There are several quality golf courses which cater for every level of golfer, just minutes away by car. Staying at our villa you will be within minutes of all essential amenities such as a bank, petrol station, Publix supermarket, Super Wal-Mart and a variety of shops, diners, bars and restaurants - many more than you could possibly hope to visit in one vacation.

Tuscan Hills is a Mediterranean style gated community. On-site facilities include a 2700 sq ft Mediterranean style clubhouse which boasts a large social lounge, fitness room, games room and wireless internet access. Just at the rear of the clubhouse you will find a tennis court, sand volleyball court and children's play area. As a guest in our home, you will have full use of these community facilities.

Our villa is completely furnished and equipped to a very high standard with our guests in mind. Our villa has the benefit of full air-conditioning and heating so regardless of the season you will always be comfortable indoors. We provide FREE local and long distance calls from our villa. International calls can be made using the FREE phone card provided. Our villa also has FREE high speed secure wireless internet access, if you want to take along your laptop with you to keep in touch with work or family.

If you have small children with you, we provide FREE use of a crib, stroller and highchair (bedding for crib is NOT provided).

Also our villa contains all the relevant safety features that you would expect from a quality home: smoke alarms, fire extinguisher and pool safety fence (which can be removed when children are not in residence). It is also equipped with a monitored alarm system and safe for your valuables, ensuring peace of mind for you and your family during your stay.

For the comfort of our guests this is a strictly a NO SMOKING and NO PETS allowed villa.

Living Room

The living room with its open plan design and vaulted ceiling provides a light airy atmosphere which is the ideal environment to relax and unwind after a long day at the theme parks or a hard days shopping. Relax on one of the 3 comfortable sofas, allowing the whole family to sit together and relax while watching one of the many cable channels on our 37inch LCD TV.

We also provide a DVD player with extensive DVD library, an Xbox 360 games console with games and a CD player for your enjoyment. Patio doors open onto the covered lanai and pool deck.

Dining Area

The dining area boasts a luxurious wooden table with seating for 6 people and is ideal for both formal and informal meals. Another set of patio doors give a fresh and spacious feel to the villa as well as giving a great view over the pool deck. There is also a breakfast bar with 2 bar stools.

Kitchen

The kitchen is fully equipped with everything you will need during your stay for a self catering vacation. Included: a cooker, built in microwave, dishwasher, waste disposal, large fridge/freezer with ice and water dispenser, toaster and electric kettle. All crockery, cutlery and cooking utensils are provided.

The laundry room is equipped with a large capacity washing machine and dryer. Also provided is an iron and ironing board.

Master Bedroom

The master bedroom has a king sized bed and is furnished with twin nightstands with lamps and a large dresser with mirror. There is a large walk in closet which is where the safe is housed for your personal valuables. In addition there is a 20inch LCD TV with DVD player and cable TV. A radio alarm clock and telephone is also provided. The ensuite bathroom consists of twin wash basins, a large walk-in shower with tiled seat and a separate WC. We provide a hairdryer and hair straighteners in this bathroom.

Queen Bedroom

The queen bedroom has a queen sized bed, nightstand with lamp, a large dresser with mirror and a large closet. In addition there is a 20inch LCD TV with DVD player and cable TV. A radio alarm clock is also provided.

Twin Bedroom

The twin bedroom has twin beds, nightstand with lamp, a large chest of drawers and large closet. In addition there is a 20inch LCD TV with DVD player and cable TV.

The Second Bathroom

The second bathroom is located between the queen and twin bedrooms. This bathroom consists of a wash basin, bath with overhead shower and WC. We also provide a hairdryer in this bathroom. We provide a generous supply of towels in both bathrooms.

The Pool Area

The pool area has a 26ft x 13ft screened swimming pool and covered lanai. The pool area is furnished with a table and 4 chairs with overhead fan and 2 sun loungers. It is an ideal place to relax after a long day or taking a day off from the theme parks and enjoying some quality family time. We provide a pool safety fence for your peace of mind which can be used to keep children out of the area when unsupervised but can be removed when required. In colder months the pool can be heated for an additional cost (recommended between Oct-March).

Games Room

Children and adults alike will enjoy spending time in our games room. The games room is equipped with a pool table, air hockey and electronic dart board. We also supply tennis racquets and tennis balls for our guests to enjoy the on-site tennis facilities.
