Our magnificent luxury villa, completed in August 2006, comprises 3 bedrooms, 2.5 bathrooms, a private family room and a large living room. There is also a formal dining room and a nook for casual dining. The kitchen is fully equipped with everything you will need for a relaxing holiday - even for the most discerning cook.
The rear of the villa is south facing - the pool and lanai have the sun all day long - perfect for swimming, relaxing in the sun, watching the sunsets and eating al fresco. The south facing aspect is a real bonus in the winter months giving you more hours of sunshine. There is a fresh water canal at the back of the villa where you can observe a variety of birds, fish and of course the gators from your screened lanai. If you want to fish there you can. The rear of the villa also affords privacy from passers by. The villa is fully air-conditioned with additional fans in all living areas as well as the pool deck.
The villa is located in the delightful golfing community of Rotonda West and within a short drive of the safe Gulf Coast beaches. Rotonda is a desirable and locally sought after residential area with a friendly neighbourhood atmosphere where you can walk and cycle in complete safety. It is part of a nature conservation area.
Enter our home through the front door into a large richly decorated entrance hall with ample space to set down shopping or packages. The light and airy space contains a table with a wine rack waiting for your bottles.
A bright and airy carpeted room reached from the nook through two French doors which can be closed to ensure privacy. There are stunning views of the canal and its wildlife through a large picture window. The family room has a digital widescreen TV/DVD with a surround sound hi-fi system. It is comfortably furnished with a queen size sleeper sofa.
The spacious living room is beautifully furnished with a luxurious three seater sofa and love seat, coffee table and side tables in cherry wood, digital widescreen TV/DVD and music hi-fi system. The room is carpeted for your comfort with views of the pool which can be reached through patio doors.
The master bedroom is double sized with a king size bed with overhead recessed lighting for reading, two side tables, chest of drawers and mirror, TV, clock radio and telephone. There is a large walk in wardrobe leading to the en suite bathroom. You can head out to the pool for your early morning dip through the patio doors.

The kitchen is fully equipped with everything that you would ever need for cooking and entertaining. There is a dishwasher and waste disposal as well as a microwave and ceramic hob cooker. The fridge freezer has an automatic ice maker and a bottom drawer freezer.
Dine in style in the formal dining room which is carpeted and furnished with solid cherry wood table, chairs and sideboard. The dining room can seat eight people in comfort and is perfect for relaxed dining with family and friends.
The nook overlooks the canal, pool and lanai and is ideal for relaxed breakfasts or afternoon coffee. A door from the nook gives you access to the lanai and pool whilst the two large windows allow you to watch family members enjoying themselves in the pool itself. The nook is located next to the kitchen for convenience.
The electrically heated caged pool which is an impressive 26 ft by 14 ft is perfect for family frolics as well as cooling off. Steps lead into the water and it has a swim out seat. There is a poolside bathroom and an outside shower and a pool cupboard with pool toys.
Our caged lanai gets the sun from sunrise to sunset. The lanai provides you with the space to relax in the sun on the loungers, cook on the large gas BBQ and dine poolside at the table, or watch the wildlife on the canal at sunset with your sundowner.
