As you enter our villa, the hallway leads into a spacious "Great Room" with a vaulted cathedral ceiling. Attached to this is a "den" with built-in wardrobe and double sofa which converts into a fourth double bedroom if required. One side leads to the master bedroom and ensuite with his 'n' hers basins, a spa bath and a huge walk-in shower. The other side leads to bedrooms two and three and bathroom two. The fully-equipped kitchen with breakfast bar and separate family dining area completes the internal space. The double garage with remote-controlled opener provides a shady place to leave your car and also includes a full-sized washer and dryer.
No smoking inside the villa; smoking is permitted on the lanai. No pets.
This is very private being on the opposite side of the great room from bedrooms 2 and 3. Measuring 16ft 6in by 13ft. This spacious bedroom has a king sized bed measuring 6ft 6in wide by 6ft 6in long. There is patio door access to the lanai, spa and caged pool area. The room is tastefully furnished and includes a 19in TV. In the hallway leading to the ensuite bathroom there is a large walk in wardrobe which provides plenty of space (and a locked owners closet).
Measuring 10ft 6in by 10ft 6in, this spacious ensuite bathroom features his 'n' hers washbasins, a large fully tiled walk in shower with a seat and a marble whirlpool bath to relax in.
This spacious and airy room is comfortably furnished with plenty of space for the family to relax at any time. The entrance hallway opens out into the great room itself. Measuring 16' by 16' with a high cathedral ceiling there is easy access to the kitchen, the dining area, the lanai and the rest of the villa. The built in entertainment unit includes a 27in TV with cable TV decoder, DVD player and VCR on one side and hi-fi system on the other.
The bright dining area looks onto the pool. With space for 6 to eat in comfort at the table. Located adjacent to the kitchen, it's convenient for any meal. The breakfast bar is close by for that quick snack.
The spacious kitchen is very well equipped with every modern convenience. There is a full size fridge-freezer with ice-maker, a large oven, microwave, dishwasher, waste-disposal, coffee-maker, toaster, kettle....
We provide crockery, cutlery, glassware, china, tableware, plastic glasses (for the pool deck) - for up to 8 people.
Measuring 13ft by 12ft 4in this generously sized bedroom includes a U.S. queen size bed (UK king size) and a double built-in wardrobe. A sliding patio door opens onto the pool deck. A small TV is provided for bed-time viewing. A sliding pocket door enables bedrooms 2 and 3 and their bathroom to be closed off from the great room.
Measuring 12ft 4in by 11ft 10in the third bedroom includes twin beds, a double built-in wardrobe and another TV.
This 12ft 8in by 11ft 4in room includes a fitted double wardrobe, 19in TV and double sofa bed. This enables it to be used as a separate family room during the day, and optionally as a bedroom at night if required. Double sliding doors allow you to close off the den from the great room.
Measuring 27ft by 14ft (approx.) the pool varies from under 3ft deep at the spa end to around 5ft deep at the other end where a "swim-out" ledge provides a convenient underwater seat. We chose to have the pool heated by an electric heat pump to ensure it is nice and warm every day of the year. Solar heated pools can cool off rapidly during cool nights. An outdoor (hot) shower is useful for a quick pre and post swim rinse.
In a cool (by Florida standards) week in February when some of these photos were taken, and when the Gulf was 70 degrees, night temperatures around 50 degrees and daytime highs around 70 degrees, our pool stayed at 84 degrees. Generally, pool heating either by heat pump or solar panels is turned off by the pool maintenance company between mid June and mid September. In June with lows in the 70s and highs around 90, the pool stays at 84 with no help or with heat is around 88. This proved to be warm enough for a 4 year old to both learn to swim and refuse to come out!
Our outdoor hot tub seats 8 and has a powerful pump and a very powerful 11.5kw water heater - again for use every day of the year, and any time. Accessible from the master and 2nd bedrooms for that decadent late night moment, you can enjoy our bubbles under the stars with a glass of bubbly. You will need to allow around an hour to reach a "steamy" temperature - so plan ahead!
Our villa sits on a larger than average plot which provides both an extensive lawned area at the rear and also contributes to the overall privacy and feeling of peace and calm. The extended length of our plot leading down to the river provides considerable privacy for guests.
Flying visitors include ospreys, snowy egrets, wood storks, woodpeckers and many more. On foot visitors have seen racoons, armadillos, bobcats, foxes and a family of large, and very fast tortoises. One reason there is so much wildlife to enjoy is partly due to the fact that Rotonda is a nature reserve with no hunting allowed. Another, may have something to do with the combination of water, trees, peace and quiet and no shops or commercial premises at all.
